How Does BALT Protect Precious Farmland?


Conservation Easement Program:
  Conservation easements are an important tool used to preserve farmland and open space throughout the United States.  A conservation easement recorded on farmland limits the future use of that land to agriculture, thereby protecting specific natural, scenic or historic resources.  While the landowner continues to own and manage their land, the landowner can receive compensation for the development value of the land, as well as significant tax benefits.  By compensating local farmers for not developing their land, the Brentwood Agricultural Land Trust offers farmers a realistic alternative to selling their farms to real estate developers.
